Frank Ross & Associates specialise in specifying, tendering and project managing carpeting and floor coverings. Essential to this process is specification of the correct product at the most cost effective rate for the building owner or agent. The entire process of replacing the floorcovering is managed from tender to completion with a firm budget being set and adhered to and all costs monitored against budget.

Frank Ross & Associates has been providing floor covering consultancy services to the Queensland State government and commercial clients for many years and continues to provide expert advice in all aspects of the industry.

We are able to manage the flooring and carpeting needs of our clients from start to finish, delivering the best cost/performance and quality outcomes possible.

At the outset we consider product suitability and performance and then work through every aspect of the project ensuring that every element is properly managed with minimal disruption and risk to our clients right through to the final sign off to Australian Standards.

We work closely with our clients and their architects, designers, builders and contractors. We have strategic alliances with some of the country’s best flooring and carpet installation contractors assuring a consistent, high quality installation and after care service at the most competitive rates.

Tendering

  • Specify generic categories of carpet to continue to provide: consistency, value and performance, write and distribute tender documents
  • Tender only to specific contractors approved by the selected manufacturers and deemed capable of handling major projects by FR&A
  • Call tenders
  • Close tender documents on specified categories of floor covering and report with recommendations
  • Create clear and binding contracts with the successful tendering companies

Installation

  • Evaluate the need for carpet replacement and specify the correct carpet for the purpose
  • Recommend the appropriate pre tendered floor covering category for replacement
  • Provide a fixed and firm quote based upon the pre tendered rates.
  • Organise delivery of material, insurance, warehousing and payment
  • Visit site meet with tenant representatives, furniture movers, carpet installers
  • Write a schedule for after hours installation based upon tenant requirements
  • Distribute easy to read colour coded plan and schedule to all parties and meet each member of staff affected.
  • Use only experienced Brisbane operatives used to the FRA methodology and insistence upon “no tenant hours lost and no inconvenience to tenants”.
  • Site visit every floor. Organise access, security, fire alarm isolation etc.
  • On call 24 hours
  • QA all work to AS.2455 (AS2455 part 2 for Carpet tile). Test product quality if suspect.
  • Provide single point of contact throughout.
  • Work with any tenant requirement for other fit out requirements at the time e.g. painting or changing workstation configuration.
  • Provide warranty and maintenance documentation for floor coverings as requested.
  • Provide a 24 month installation warranty for workmanship instead of the industry standard of 12 months.

Payment and Record Keeping

  • Provide certified claims for payment including all contractor invoices (including Security) at completion
  • Provide complete analysis of all costs against budget and a single invoice.
  • Provide distribution of funds to all contractors upon payment.
  • Document all invoices and payments for end of financial year analysis
  • Maintain a complete record of all payments and installations.
